The residential real estate market was very robust throughout Ada County during 2005 and 2006. Median and average sales prices leveled off in 2007 and generally dropped in 2008. In 2009 and 2010, average and median sales prices for single-family residential properties dropped even more, with short sales and foreclosed sales increasing in volume, dragging down median and average sales prices across the board. While not all areas within Ada County have followed this trend, it is true in most areas. The good news, if there is any to be found, is that the declining trend appears to be leveling off. Let's keep our fingers crossed that housing prices are beginning to stabilize.
Ada County is the population center of the state of Idaho, and is located within the Boise-Nampa MSA. The county includes recreational access to the Boise foothills, the Boise River and Greenbelt, Lucky Peak Reservoir, Bogus Basin Ski Resort, and multiple public and private golf courses. Industry and business continues to grow in Ada County with well known companies like SuperValu/Albertsons, Hewlett Packard, Micron Technology, Boise Cascade, and URS (formerly known as Morrison Knudsen).
