Canyon County sits in southwest Idaho, with its westernmost border adjacent to the state of Oregon.  Canyon County is so named because of the spectacular basalt cliffs along the Snake River canyons.   This is a primary service area for Metro Appraisals.  We like Canyon County.

Canyon County has experienced extraordinary growth during the past several years, having some of the highest population percentage growth in the Treasure Valley.  However, sales prices declined in 2007 to 2010.  Short sales and foreclosures are a significant portion of the SFR market, causing the average and median sales prices for residential properties to continue their downward trend, during this period.  Canyon County has been a market target for recent growth and increasing pricing lately, however. Parts of the county witnessed double-digit increases in pricing in 2020 into 2022. Pricing has been generally stable since.

Most of Canyon County is included in the Boise-Nampa MSA, which includes more than 800,000 residents.

Canyon County is home to the College of IdahoNorthwest Nazarene University, and the largest community college in the state, College of Western Idaho, and has a nice mix of commercial and agricultural businesses as economic bases. The county has one of the "strongest agricultural economies in the state", with the "fastest growing...premier wine region in the world" in the Snake River Valley. The Simplot Company has a significant number of its operations throughout Canyon County.  Sunny Slope along the Snake River on the southwestern edge of the county has several good-sized fruit operations.  The city of Nampa is the host of the world-famous Snake River Stampede.
The county prides itself on having the "perfect mix of rural and urban living", with easy access to outdoor activities like skiing, snowboarding, hiking, fishing, boating, biking, camping, and golfing.
